
This project was delivered on a generous, elevated plot where the client originally owned two substantial homes. By carrying out a title split, they successfully created a new plot for a self-build four-bedroom home, taking full advantage of the outstanding views. The development had no detrimental impact on the value of the original properties and resulted in a high-quality new home that not only benefits from superb vistas but also enhances the character of the village while contributing much-needed housing.
The project management was overseen by Catherine and Steve, with John providing additional support in sourcing the contractor and breaking the works down into clearly defined packages. These included groundworks, brickwork, beam and block flooring, underfloor heating with screed, roofing and roof coverings, as well as plumbing, electrical works, and solar installation with battery storage. The project also features an air source heat pump.


Key Issues and Resolutions
One of the key challenges on site was the soakaway, which required additional time to resolve due to a failed percolation test. After further investigation, we identified a natural soakaway in a nearby field and successfully secured a wayleave to connect to it, effectively resolving the issue. In addition, we faced tight site constraints relating to the finished floor levels, which required careful coordination of the drainage design to achieve the appropriate falls and gain approval. Overall, the project was a great success, and this marks our fourth project to date with this valued client.
